10-Year UAE Golden Visa Requirements
Eligibility Criteria
- The applicant must be inside the UAE.
- A financial report for the last two years audited by a licensed auditing company.
- A commercial license for the auditing company and the auditor’s license.
- VAT returns for 1 year.
- A copy of the trade license and partners' appendix.
- If the commercial license is issued by a free zone, a No Objection Certificate (NOC) showing company assets and the shareholder certificate is required.

Important Notes for 10-Year Investor Visa (Property Investment):

Minimum Investment:
Property in Dubai must be valued at 2 million AED or more. Multiple properties under the applicant's name are accepted.

Mortgaged Properties:
If purchased via a developer or bank mortgage, a statement from the developer or a bank NOC is required.

Official Valuation:
For properties exceeding 2 million AED, an official evaluation certificate is mandatory.

Title Deed & Name Matching:
The name on the title deed must match the applicant's passport.

Joint Ownership (Spouse):
Husband and wife can jointly own property (marriage certificate attested by MOFA and legally translated into Arabic required). If the property is valued at less than 4 million AED, only one spouse is eligible for the Golden Visa, while the other can be sponsored. Ownership shares must be equal, or the highest shareholder applies as the primary visa holder.

Joint Ownership (Partners):
Joint ownership between business partners is acceptable, provided the applicant’s share is at least 2 million AED.
Eligibility Criteria
- The applicant must be inside the UAE.
- Property investment must be valued at a minimum of 2 million AED (as per the title deed and official evaluation certificate).

- Old Emirates ID (if applicable).
- New digital photo matching ICP specifications.
